NOTICE OF CORRECTED CONTINUED HEARING DATE
BEFORE THE NAPERVILLE PLANNING AND ZONING COMMMISSION
FOR KARIS CRITICAL DATA CENTERS TO NOVEMBER 5, 2025

PULIC NOTICE IS HEREBY GIVEN that the continued public hearing before the Naperville Planning and Zoning Commission (PZC) for Karis Critical Data Centers (Development Petition No. 0057-2025) will be held at 7 p.m. on Wednesday, November 5, 2025 in the Naperville City Council Chambers located at 400 S. Eagle Street, Naperville, IL,  and not on Tuesday, November 4, 2025 as was announced at the end of the continued public hearing before the Planning and Zoning Commission held on October 15, 2025, regarding the petition of Karis Critical Centers at 1960 Lucent Lane, Naperville, IL for the Planning and Zoning Commission to continue consideration of  Petitioner’s requests for: (i) a conditional use pursuant to Section 6-8B-3 of the Code to allow the operation of 2 data centers; (ii) a variance from Section 6-9-3 of the Code for a reduction of the required parking for a data center from 211 spaces per building to 60 spaces per building; (iii) a variance from Section 6-2-12.3 of the Code to permit an increase in the height of the proposed equipment yard screen wall from 15’ to a maximum of 22’; (iv) a variance from Section 6-2-12.4 of the Code to permit an increase in the height of the security fence for the Phase 2 private electrical substation to a maximum of 8’; and, (v) such other relief from the Code as may be deemed necessary and appropriate to allow for the development of one data center on the Property. (Note: Petitioner’s request was originally for the development of two data centers, but the request was reduced to one data center by the Petitioner at the public hearing held before the PZC on October 15, 2025).

LOT 2 IN THE NOKIA CAMPUS SUBDIVISION, BEING A SUBDIVISION IN PART OF THE NORTH HALF OF SECTION 5, TOWNSHIP 38 NORTH, RANGE 10, EAST OF THE THIRD PRINCIPAL MERIDIAN AND THE SOUTH HALF OF SECTION 32, TOWNSHIP 39 NORTH, RANGE 10, EAST OF THE THIRD PRINCIPAL MERIDIAN, ACCORDING TO THE PLAT THEREOF RECORDED AUGUST 6, 2020 AS DOCUMENT NO. R2020-85330, CERTIFICATE OF CORRECTION RECORDED JANUARY 28, 2022 AS DOCUMENT NO. R2022-10489, IN DUPAGE COUNTY, ILLINOIS, EXCEPTING ANY PART DEDICATED IN THE PLAT OF DEDICATION RECORDED JULY 30, 2021 AS DOCUMENT NO. R2021115129.

The Property is currently owned by Franklin 1960 Lucent Lane, LLC, an Illinois limited liability company, 1900 Spring Road, Suite 100, Oak Brook, IL 60523 (“Property Owner”).  The Petitioner, Karis Critical Member, LLC, as authorized by the Property Owner, is seeking to develop the property with one data center (revised to one data center from two as noted above)  The revised Petition is on file as with the City as Case # DEV-0057-2025 and may be viewed online at https://planning-development-naperville.hub.arcgis.com.

The public hearing on Petitioner’s requests was opened by the PZC on August 20, 2025 and continued to September 3, 2025; on September 3, 2025, the PZC reconvened the public hearing and continued the hearing to October 15, 2025; on October 15, 2025 the PZC reconvened the public hearing and continued the hearing to November 4, 2025 which date should have been noted as November 5, 2025, at which time the PZC will continue the public hearing on the Petition and consider such other matters as may properly come before it. 

You may attend the PZC’s reconvened public hearing on the Petition in person, or you may view the public hearing on WCNC (Ch. 6 – Astound, Ch. 10- Comcast, Ch. 99 – AT&T).

Public input on the Petition may be provided as described below.  

Testimony or comments in support of or objecting to the Petition, may be provided by one or more of the following methods: 

Submission of written comments prior to the meeting, or public hearing if applicable: 

  • Written comments may be emailed to planning@naperville.il.us.
  • Written comments received by 5:00 p.m. the Wednesday before the meeting will be included in the meeting packet sent to the PZC.  This meeting packet is also posted on the City’s website.  
  • Written comments received after 5:00 p.m. the Wednesday before the meeting through 5:00 p.m. the day before the meeting will be emailed directly to the PZC, but will not be included in the PZC packet or posted online. 
  • Written comments received after 5:00 p.m. the day before the meeting will be added to the case file.  

Speaking during the meeting, or public hearing, if applicable:

  • Individuals who wish to speak must be present in-person in City Council chambers at 400 South Eagle Street, Naperville.
